Reserve Studies

CMA's reserve study analysis will provide the Homeowner's Association the information necessary to adequately fund the reserve which will allow the community to replace aged common area components on a timely basis without concern over the source of the necessary funds, and avoid the need for special assessment to finance the cost of common area component replacement. Our approach in the preparation of a Reserve Study is unique to each Homeowner's Association.

CMA's reserve study will:

  • Identify the major common area components and their quantities
  • Establish the estimated replacement cost with like materials
  • Establish reasonable remaining life and replacement schedule
  • Prepare a financial analysis spreadsheet and fund study spreadsheet

Forensic Reserve Studies™

CMA’s Forensic Reserve Studies uses scientific methodology to determine how building components were constructed and predict future performance based on original construction, materials and maintenance. The use of visual and destructive testing are utilized for causes of construction defect or building system failures. The use of this study and maintenance plan has extended the life of key infrastructure avoiding costly repair work, providing the identification, plan and budget of appropriate cost effective repairs rather than emergency repairs.
